Staging Gimmicks vs. Real Home Value (Interior)

Yesterday we talked about seeing through some of the sneakier staging gimmicks you may come across on the exterior of homes, and today we’re going to do the same as we take a look around on the inside.

It’s true these staging techniques may not rise to the level of “gimmicks,” but they are nonetheless tricky and you will have a better idea of the home’s true cost (and value) if you’re able to spot them.

So, here are a few things to look for when viewing the interior of the next home for sale:

1. Fixture Fantasy

You’ve never seen such beautiful wall sconces! And, they couldn’t have picked a more perfect pendant to hang over the dining room table. It’s so welcoming you wish you could just sit down and have tea right then and there.

FACT: Of course, you assume they’ll take the table, but what you may not realize is that they’ll probably take that pendant, too. If you like it that much, make sure it’s part of the contract.

2. Clean Machine

The place just sparkles. You’ve never been in a cleaner home in your life, and it makes you want to move in today, this very minute. Sign whatever it takes – this place is too perfect to let anyone else even see!

FACT: You know that you’ll never be able to get it that spotless again without dropping some serious coin on the Rug Doctor, Mr. Clean, the Brawny man and a whole gang of other cartoon dudes to lend a hand.

3. Temporary Temperature

This house just feels … right. It’s so cozy; not too hot, and not too cold. It’s certainly not like your current place, where you bake in the summer with nothing but a tired little fan and freeze in the winter even when you’re wearing every pair of socks you own.

FACT: Most sellers will avoid playing the temperature game by putting their homes on the market during favorable climes, but if they decide to sell in serious summer or winter extremes and you feel super comfy inside – ask yourself (and the seller) how much that coziness costs.

4. Window Dressing

Everything looks so new and so … perfect. They’ve done a beautiful job of accenting the home’s classic lines with beautiful traditional furniture in rich color schemes and quality fabrics that really bring out the best of every room.

FACT: Even though you know your furniture isn’t nearly this new – or even this style – you can’t help but imagine that it will evoke the same amount of charm. This is a dangerous assumption to make, and you’ve got to focus hard to be able to see through the illusion.

Use these and yesterday’s tips to spot real home value on your next walkthrough and it could save you money and trouble.
