Home sales and prices are edging up, and although inventory numbers have improved slightly in recent months the overall picture is one of competition. Although we are nowhere near seeing the inflated values that preceded the crash, many areas are transitioning into a seller’s market and this spring will prove pivotal for many buyers and sellers.

So, how does a seller get the most out of a home in the coming months? Let’s take a look at some ideas.

1.       Curb Appeal

Price is always the most important factor, but following fast in its footsteps is the first impression your home will make. There’s no possible way to overstate the importance of freshening up the face of your place.

Landscaping is a good way to start, but don’t forget about the little things. Lighting, window treatments, outdoor décor and simple tidiness go a long way in giving a home a great look.

2.      Interior Furnishing and Fixtures

Buying new furniture and fixtures may seem like a backward thing to do when you’re moving, but it’s often difficult for a buyer to imagine a living room in its best light if there’s a shredded sofa sitting in the soft glow of a cracked chandelier.

If buying new furniture isn’t an option, consider presenting the home unfurnished, or find used furniture to replace the most abused pieces in your ensemble.

Recent studies show that up to 90% of homebuyers are using the Internet to shop and compare homes. Don’t miss out by sticking to the traditional methods of selling a home.

Consider recording a video tour you can post on YouTube and/or provide to your realtor. You can also create a website for your house and include the address in the listings. Use the Internet to give your home a personality and a presence that will attract more buyers – and more competition.

4.       Fresh Paint

Whatever it is, if it doesn’t look good think about whether it will look better with a coat of fresh paint. Painting an entire house can be a costly undertaking, but you can start small and see where that takes you.

Think about painting the trim, the porch and outbuildings like the garage. As for the inside, you can paint rooms that need touching up, interior trim, old furniture, you name it – whatever it takes to make it shine for your bidders and your bottom line.
